Is the villa only for my group?

Yes — the entire villa is reserved just for you and your guests, unless you rented a Suite by Downtown Villa, where you will share common areas.

How do I reserve?

Book here directly, or through Airbnb or VRBO. Booking directly saves platform commissions, and we grant you FREE early and late check out if available.

What’s included in the rate?
Concierge support before arrival (transport, restaurants, activity recommendations & chef, bartender, masseuse)

Is a car necessary?
No — most things to do are walkable. Taxis are easy to find and we can arrange daily transport or tours.

Can we check in early or check out late?
Yes — available for an extra fee and subject to availability.

Can we store our bags?
Yes — complimentary storage is available before check-in and after check-out during designated times.

Is a private chef included?
No — food services are extra. See our chef & catering options or ask us for a quote.

Where’s the nearest grocery store?
A 24/7 convenience store is next door; markets and Walmart are a few blocks away.

When should we book services/activities?
As early as possible — advance booking gives us the best chance to secure your preferred vendors.

Is the villa noisy at night?
The villa is soundproofed — most guests sleep fine — but you can hear club music until about 3 AM. Earplugs available.

How close is the villa to the beach and 5th Avenue?
Perfectly central — about 200 ft to restaurants/bars and one block from the beach. Walking distance to 5th Ave.

Is the neighborhood safe?
Yes — we have a secure entry (physical key + smart lock). We also may have a security guard overnight in garage area only.

Is the villa good for families or groups?
Absolutely. The house is spacious, great for families and large groups (bachelor/bachelorette parties included). Bedrooms offer privacy and common areas are roomy.

Can you arrange transportation and private chefs?
Yes — our team can arrange trusted transfers and private chefs.

Are there stairs?
Yes — the villa has multiple floors.

Is parking available?
No — if you need to park, please request parking details when you book.

What about beach conditions (sargassum)?
Sargassum can affect local beaches seasonally. We can recommend the best nearby beaches on arrival.

Are tips included?
No — gratuities are not included. Most guests tip 7–15% for the team (3 house staff, 2 security, concierge). Tips can be left in cash or sent via Venmo.
